Because several prior guests were not responsible pet parents which
resulted in Owner suffering significant ü NO Subletting, specifically: ♦ Boy or girlfriends, family, or friends may NOT stay overnight more than 10 days in any 30 day period
♦ No short term rental done directly
or via sites like AirBnB.com, HomeToGo.com, HomeAway.com, etc.

♦ All occupants 18 years old or older must fill out an Application, be approved, and sign the rental agreement ♦ There is a $50 non-refundable fee per Application
♦ Applicant(s) must have at least: ♦ A valid driver's license and provide landlord a copy of it ♦ Sufficient income to cover rent, debts, and living expenses ♦ Sufficient savings for the security deposit and financial contingencies ♦ No bankrupcies, evictions, or eviction law suits ♦ Good to excellent credit
♦ We will get each applicant's credit report and score, criminal background investigation, verify other information on your application, and talk to your references

♦ Ask us to email you an Upload Request link, which will
enable you to securely upload it to our
encrypted ♦ Use SecureZIP to encrypt your Application(s) and then just email it to us. You can downloada free, trial copy of SecureZIP from PKware, the company that created the industry standard .ZIP file compression format and program: PKzip. SecureZIP program adds encryption to that standard. - If you use Windows, download SecureZIP for Windows HERE - If you use a Mac, download SecureZIP for OSx HERE Once you've downloaded and installed SecureZIP, you need to convert you Rental Applications into an Adobe .PDF file either at a copy store like Kinkos or using the scanner portion of many all-in-one personal printers that can scan documents into .pdf files. Once your Application(s) are in one or more .PDF files, run SecureZIP, add your application.PDF file(s) to an archive in the following format <yourName>.ZIP file. Next, encrypt the archive using a passphrase of your choice, then call us with your passphrase; do NOT send the passphrase in an email. ♦ Snail mail your Application(s) via the U.S. Postal Service to: Bruce Balent Nicest Rentals P.O. ü Application approval process: 1. Each Application will be reviewed, if everything appears satisfactory, 2. You'll be given the web addressand instructions to request TransUnion to provide landlord with your credit
score,
credit report, criminal background, eviction, and bankrupcy checks.
This check costs $30/applicant
3. If everything in step 2 is satisfactory,
each Applicant will be requested to pay Landlord the remaining $20 4. Landlord will verify your finances, past tenancies, employment, etc. 5. If everything checks out and you're the most qualified applicant, you'll be invited to become our guest(s) sign the lease, pay your deposit andfirst month's rent, provide your proof of insurance, and set a date to complete your move-in checklist and move in.
ü Due BEFORE Move-in: ♦ 1 full month's rent. If your rental starts other than the 1st day of a month, 2nd month's rent, due on the first business day of the next month, will be prorated until the end of that month so all future rent payments will be due on the first business day or each month. ♦ Full security deposit ♦ If rent and/or security deposit are made by check, check must fully clear your bank (i.e. credited to and available to spend in landlord's account) ♦ Proof of Renter's Insurance with the following minimums: ◊ $100,000 of personal liability coverage, specifically including injury or property loss from any animal you allow onto the property or failure to prevent entry onto the property (e.g. leaving a door or gate open) ◊ Whatever level of personal property coverage you want covering loss or damage to your personal
property; neither landlord nor owner shall be
responsible for any loss or damage of your personal ◊ Landlord recommends you add "Additional Living Expense" coverage to your insurance policy in case there is damage to the property that forces you to move out during repairs ◊ Owner shall be named as an "Additional Insured" ◊ Landlord shall be notified of any change to the policy (e.g. cancellation, change in terms, etc.) Your insurance company must send proof of insurance and the above coverage directly to landlord ♦ Tenant(s) must complete landlord's move-in checklist verifying the condition of the property BEFORE you get keys or can move anything onto Property.
